New Construction
GENERAL CONDITION:
Like New
RECOMMENDATIONS:
None
OBSERVATION:
No major longitudinal cracks, occasional transverse cracks open 1/4" or less
GENERAL CONDITION:
Recently Sealcoated
RECOMMENDATIONS:
Minor or no maintenance needed
OBSERVATION:
Some traffic wear can be found, little to no raveling present at this time. Transverse and longitudinal cracks open 1/4". No asphalt patches, if any they are in excellent condition.
GENERAL CONDITION:
First signs of aging can be found.
RECOMMENDATIONS:
Routine crack filling maintenance will help to prevent spreading and widening.
OBSERVATION:
Raveling is beginning to show. Areas near drains and run-off locations have traffic and weathering wear. Cracks are beginning to open and link together. Patches are in good condition.
GENERAL CONDITION:
Aging is beginning to show. Overall strong structural condition.
RECOMMENDATIONS:
Treat the pavement with a new sealcoat application.
OBSERVATION:
Raveling is starting to become a problem throughout the surface area. Sand and loose gravel is building up along drains and low areas. Ponding water can be found in small spots. Cracks are open to 1/2". Block cracking can be easily found. Repair patchwork is still in good condition.
GENERAL CONDITION:
Surface aging is clearly seen, overall still has a sound structural condition.
RECOMMENDATIONS:
Sealcoating should be applied.
OBSERVATION:
Severe raveling of loose aggregate. Cracking and rutting can be found along vehicle wheel paths. Block cracking up to 50% of the surface. Patchwork is in fair condition.
GENERAL CONDITION:
Aging is apparent throughout the surface, strengthening will soon need be applied.
RECOMMENDATIONS:
A petromat overlay, infrared asphalt patching, crack filling, and slurry surfacing can be used as a treatment to extend the life of the asphalt.
OBSERVATION:
Alligator cracking is beginning to form (25% of the surface area). Extensive longitudinal and transverse cracking.
GENERAL CONDITION:
The surface is unable to shed water. Potholes are present. Rutting and distortion up to 2" deep.
RECOMMENDATIONS:
Will need extensive patching or complete asphalt overlay, possible recycling of the asphalt surface.
OBSERVATION:
Alligator cracking over 25% of the lot. Major distortions in high traffic areas. Patch repairs are beginning to fail. Potholes are spreading and becoming hazards.
GENERAL CONDITION:
Overall severe deterioration.
RECOMMENDATIONS:
Base course repairs will need to take place.
OBSERVATION:
All aspects of the surface need repair.
GENERAL CONDITION:
Severe deterioration, no longer safe for traffic conditions. Loss of pavement lines, potholes are widespread, loose aggregates and water spot buildup.
RECOMMENDATIONS:
Needs complete reconstruction. Demolition and repaving will have to take place to restore the lot.
