Sealcoating Application Methods
Each method of sealcoat applications have their own set of advantages. Different types of methods can be mixed and matched depending on your project requirements.
Spray Coat
The spray method lends itself to better control of how much material is being used, and a more precise application process. Oftentimes, spraying sealant is misunderstood if the operator ‘thins’ the material, or uses a low spread rate to apply it to the surface.
Squeegee Coat – Machine
The benefits of using a squeegee application is that this method is very effective at getting the sealer in all of the nooks and crannies of the bare asphalt. For maximum effectiveness, we can do a base squeegee coat and then a second layer of a sprayed application.
Squeegee Brush – Hand
The brush method is used in confined areas we cannot get our equipment rigs into, this process also gives us maximum control eliminating overspray from a wand application. Typically we do all surrounding edges of the property "cutting in" with a brush method.

Cost Effective
Sealcoating is the most economical way of protecting your asphalt pavement. At a cost of pennies per square foot, periodically seal-coating will save you thousands in the lifespan of your asphalt lot compared to premature repaving expenditures.
Provides Protection
The sealcoating treatment reduces exposure to UV rays and liquids. It does this by filling in the surface gaps and reduces the depth oil and gas penetrate into the pavement. It also shields against the suns drying out and discoloring effects on the pavement.
Ease of Maintenance
Since the sealcoat provides a smooth and even surface, the asphalt becomes much easier to pressure wash, clean, and sweep.
Quick Application
Asphalt sealer can be applied quickly and efficiently. Only 18-36 hours of drying (curing) time is needed for traffic to resume. If you are not able to close the lot we can apply sealer in sections to maximize you and your customer's convenience to keep your business up and running without down-time.
How often should I sealcoat my property?
We recommend every 2-3 years that a new sealcoat treatment should be applied to your asphalt. Depending on the weather, traffic conditions, and sunlight exposer, all factors play a part in the lifespan.

There are three primary types of asphalt sealers. Coal-tar, asphalt emulsion, and acrylic based. Asphalt emulsion is the most commonly used in North America. Coal-tar in some cases is banned in the Northern states and acrylic based is used for specialty or decorative effects.
