What is sealcoating?

Sealcoating is a protective layer applied to asphalt pavement. Think of it as a "sunblock" for your parking lot. It provides protection against water, oil, U.V. damage and other elements. At the same time, the deep satin black coating  enhances the property's curb appeal. There are multiple ways the sealcoat can be applied, these include brush coat, spray coat, or squeegee coat. Each process has different benefits and uses, and in some cases application methods can be combined for the same property.
 
Having a regularly scheduled parking lot maintenance program can greatly extend the lifespan of your asphalt. In some cases it can double the life expectancy, thus saving you a significant amount of money over the years.  Instead of having to pay one large chunk for in-depth asphalt repair sealcoating can cost pennies on the dollar per square foot to maintain.

Sealcoating Application Methods

 

Each method of sealcoat applications have their own set of advantages. Different types of methods can be mixed and matched depending on your project requirements.

Spray Coat

The spray method lends itself to better control of how much material is being used, and a more precise application process. Oftentimes, spraying sealant is misunderstood if the operator ‘thins’ the material, or uses a low spread rate to apply it to the surface.

Squeegee Coat – Machine

The benefits of using a squeegee application is that this method is very effective at getting the sealer in all of the nooks and crannies of the bare asphalt. For maximum effectiveness, we can do a base squeegee coat and then a second layer of a sprayed application.

Squeegee Brush – Hand

The brush method is used in confined areas we cannot get our equipment rigs into, this process also gives us maximum control eliminating overspray from a wand application. Typically we do all surrounding edges of the property "cutting in" with a brush method.

Quick Application

Asphalt sealer can be applied quickly and efficiently. Only 18-36 hours of drying (curing) time is needed for traffic to resume. If you are not able to close the lot we can apply sealer in sections to maximize you and your customer's convenience to keep your business up and running without down-time.

How often should I sealcoat my property?

We recommend every 2-3 years that a new sealcoat treatment should be applied to your asphalt. Depending on the weather, traffic conditions, and sunlight exposer, all factors play a part in the lifespan.

There are three primary types of asphalt sealers. Coal-tar, asphalt emulsion, and acrylic based. Asphalt emulsion is the most commonly used in North America. Coal-tar in some cases is banned in the Northern states and acrylic based is used for specialty or decorative effects.
